Vendors shouldn't assume they'll achieve the same price no matter who's selling.

New data released shows that appointing the right estate agent can net those selling their home up to £36,000 above their original asking price.

You need to be confident that your chosen Estate Agent has a good reputation for selling properties in your location, that they understand your reasons for selling, will be able to satisfy all of your marketing needs and ultimately achieve the best possible price for your property – all whilst providing a smooth end to end process for your sale, right through to a successful exchange and completion.

Everyone has heard the happy stories of someone achieving over the asking price for their home, as well as the opposite tales of people needing to accept offers far below asking price.

Yet, even though this fact highlights the point that clearly some agents can get a higher price for a property than others, most of the public (especially first-timers) sleep-walk into the same mistake when choosing an agent every time; assuming that their property will achieve the same price no matter which agent they choose or maybe even try selling online themselves.

It’s an unconscious assumption rather than a deliberate one, but it is possibly the biggest mistake to make before selecting your agent, because having made that assumption, the selection then only becomes about low fees, and completely misses the point of using an agent at all.

Unless they are new-builds, even two identical terraced houses in the same street will be different inside, worth different amounts, appeal to different kinds of buyers and require different strategies to sell. In other words, they need someone who does it for a living to have a chance of getting the best outcome.
