Frequently Asked Questions

A high percentage of our business in the Orpington and surrounding areas is repeat business or referrals from previous clients. Many people move within the same area. If they were happy with our services as a buyer or vendor last time around, they invariably come back to us again! Much of this is down to customer service, and the fact that we are 100% truthful with our clients. We believe it’s the best way of doing business.

Unlike many agents, we don’t have set fees for selling a property. We will discuss with you the level of service that you require, and we will then negotiate a fee that is acceptable to both us and to you. We are very competitive!

Our full time dedicated Sales Progressor coordinates all parties involved within the sale, you as the vendor, your buyer, and both of your respective conveyancing solicitors. Our Sales Progressor is based within the branch, not in a faceless call centre, and is your permanent point of contact once your sale is underway. Always on hand to help you with every aspect of the legal process, liaising with others in the chain and assisting with any problems that arise to ensure your sale goes through to exchange, and then on to completion as smoothly as possible. Clients often say our sales progression service is ‘worth its weight in gold’.

Yes! We are open 7 days a week, so you never miss viewing opportunities. Our telephones are manned 8am-8pm Monday to Friday, 8am-5pm Saturdays, and 10am-4pm Sundays.

Yes! We are members of the TPO which is approved by the Office of Fair Trading (OFT), offering you peace of mind if any problem should arise.

Yes! Anyone that sells through us will benefit from first knowledge of new properties. When a property that matches your requirements hits the market, we will let you know before the general public. We will already know that you are a sound and solid prospect as a buyer!

Yes! Our large team of staff enables us to guarantee this service, unless for some reason you would prefer us not to.

Yes, a large one! All applicants registered with Thomas Brown Estates that are looking to buy within our catchment area are fully qualified at the point of registration. Unlike many agents who will just take basic details of their applicants, we register as much information about their position and situation as possible, enabling us to fully understand exactly what they are looking for. This results in higher quality viewings for our vendors. Applicants are contacted regularly via telephone and by email to ensure that their situation hasn’t changed, and of course to be kept updated with all properties that are newly released to the market with us. Many properties match hundreds of our applicants, and every matching applicant will be contacted as soon as a new property is released to the market.

Yes! We have a few local conveyancing solicitors that we recommend to clients. They are competitive, proactive, and work closely with our Sales Progressor on a daily basis. This means we can keep a close eye on the conveyancing process and ensure your sale runs smoothly. We also have our own in branch ‘DX postbox’ that you can use to securely send/receive documents to and from your chosen solicitor.

Of course! You will probably not be surprised to know that the majority of property sales begin with an internet search on a property website. Portal advertising is very expensive and, as such, many agents may choose not to advertise on all the websites available to them. This is not our way. We advertise on 30+ websites to ensure your property gets the best coverage and reaches the most potential buyers.

We also continue to invest heavily in new technology, such as our interactive touch screen TV in the window of our Orpington High Street branch, to grab the attention of passers-by 24/7 and showcase every property we have available. It’s the equivalent of our ‘portal on the High Street’!

Coverage. Presentation. Experience. Our wide range of coverage and high quality presentation of your property will result in as many viewings as possible. Our knowledgeable negotiators are trained in the finer art of selling properties, and will present your property in the best light, overcoming any concerns buyers may have, and of course dealing with any queries that may arise. Our negotiators are highly experienced and will negotiate the best possible price for your property using a variety of proven techniques.

Please feel free to pop in and see us, or call the branch with any other queries you may have. Our friendly, knowledgeable staff will be only too happy to help.
