Thomas Brown Estates provide a ‘One Stop Shop’ service for vendors wishing to sell their property. We can arrange, supply and handle everything you need to sell your property. We appreciate that you may already have sourced and arranged some of the services and documents you need, but if required, we can supply and arrange everything for you to achieve a smooth and successful sale.


Property Valuation

The first step in the process of selling your property is establishing its current value. Our estate agents in Orpington would be delighted to carry out a free, no obligation property valuation for you.

An experienced member of our Valuation Team will visit you at your property at a mutually convenient time, including evenings and weekends. The valuation appointment is not just a chance for us to assess your property, but also to meet you in person to fully understand your motivation for selling, your required timescales and establish your onward plans.

This will enable us to advise you accurately on the best strategy for marketing your property, and to explain our marketing techniques, which are always tailored to meet your requirements.

 Energy Performance Certificate(EPC)

Energy Performance Certificate(EPC)

You are required by law to have an EPC to market your property. Our Independent Energy Assessor will visit your property to examine key items such as insulation, the central heating boiler, radiators and windows. The findings are used to generate a report of energy efficiency – known as the EPC. We will provide an EPC free of charge for all sole agency instructions.

Floorplans

These are a key part of your property’s presentation both online and in our property brochures. Floorplans enable prospective buyers to fully appreciate the layout of your property. We will arrange professional colour floorplans in either 2D or 3D format – free of charge for sole agency instructions.

Conveyancing Solicitors

We work closely with highly regarded, locally based Conveyancing Solicitors that we can recommend to our clients. They are competitive, proactive, and work closely with our own branch based Sales Progressors on a daily basis. This means we can keep a close eye on the conveyancing process and ensure your sale runs smoothly. You are of course free to instruct any Conveyancing Solicitor of your own choice.



Financial Advice

We can refer you to our branch-based Independent Financial Advisor (IFA) who will provide you with comprehensive expert mortgage advice. Financial Advisors are often tied to a particular organisation, such as a Bank or Building Society, and can therefore only advise on the products offered by that organisation. Our Independent Financial Advisor can offer ‘whole of market’ products. This means they are acting solely in your best interests, tailoring solutions to your personal requirements, and selecting products from the widest possible market.

Sales Progression

Our dedicated full time Sales Progressors are based within our branch. Their sole role is to progress your sale from point of offer accepted through to completion.

They will be your permanent point of contact once your sale is underway, and are highly experienced in all aspects of the conveyancing process, liaising with the Solicitors acting for you and your buyer, interacting with Mortgage Brokers, Surveyors and other parties as required.

In short, our Sales Progressors will ensure that your sale progresses as quickly and smoothly as possible, keeping you fully updated and therefore resulting in less stress to you as our vendor.

Surveys

If you are purchasing onwards, we can refer you to a local Surveyor who will provide expert advice on the condition of a property. There are various levels of survey available, the Surveyor will advise you as to which type of survey best suits your needs.

The Surveyor will perform an inspection of the property and provide an expert account of the property’s condition, highlighting any problems or potential issues using clear and easy to understand ‘traffic light’ ratings in their survey report.

Surveys are an essential part of the property sale and purchase process. Please note that if you are arranging a mortgage, the valuation survey will be arranged directly by your lender.
