Getting your Property Valued

The first step in the process of selling your property is establishing the current value of your property. In order to do this Thomas Brown Estates will provide a free property valuation. An experienced member of our valuation team will visit you at your property at a mutually convenient date and time – including evenings and weekends. Preparing and Presenting your property

It is very important that your property is presented in its best light. First impressions really do count! Ensure that your property is clean, tidy and looking as homely as possible before we take photographs. Remember, the first exposure of your property to many potential buyers will be via them browsing properties online in the comfort of their own home. Spending time preparing your property for photographs, and for viewings, will pay dividends. Ensure the property is clean and tidy, de-clutter as much as possible, tidy the garden, clean the windows - these actions will all help sell your home more quickly, and will probably enable you to achieve a better sale price!

Marketing your property

To find your perfect buyer you need to give your property maximum exposure across a wide range of media. We advertise on 30+ websites to ensure your property gets the best coverage and reaches the most potential buyers. Our estate agency software system matches applicants to properties (and vice-versa) and all matching applicants receive an auto generated email with your full PDF property details attached – as well as a text message alert. We also continue to invest heavily in new technology, such as our interactive touch screen TV in the window of our Orpington High Street branch, to grab the attention of passers-by 24/7 and showcase every property we have available. It’s the equivalent of our ‘portal on the High Street’! Our knowledgeable negotiators are trained in the finer art of selling properties, and will present your property in the best light, overcoming any concerns buyers may have, and of course dealing with any queries that may arise. Our negotiators are highly experienced and will negotiate the best possible price for your property using a variety of proven techniques.


Accompanied Viewings

Our branch is open 7 days a week, so you never miss viewing opportunities. Our telephones are manned 8am-8pm Monday to Friday, 8am-5pm Saturdays, and 10am-4pm Sundays. Our highly experienced negotiators are dedicated to selling your property. Their sole role is to secure a buyer for your property. Our large team of staff enables us to promise that our negotiators will accompany all viewings.

Offers

We will notify you of any offers received both verbally and via email. Any special conditions of the offer will also be stated in writing and we will check the buyer's ability to proceed before you decide whether to accept the offer.

Once you accept an offer we will request full proof of funds and solicitor details from the prospective buyer before actually tying them to your property/sale. We will then ask you to confirm your conveyencing solicitor details, so that we can write to all parties (via a Memorandum Of Sale letter) informing them of the offer details – and kick starting the whole legal process.

Sales Progression - Through to Exchange and completion

Thomas Brown Estates Orpington have two dedicated Sales Progressors, whose sole role is to progress your sale from point of offer accepted, through to exchange of contracts, and finally through to completion. Our Sales Progressors are based within our branch, and deal exclusively with properties that are under offer. Our Sales Progressors will know your case intimately and will be your permanent point of contact once your sale is underway. Our Sales Progressors are highly experienced in all aspects of the conveyencing process, and will liaise with the solicitors acting for you and your buyer, interact with mortgage brokers, surveyors and other parties, keeping you fully updated in the process. In short, our Sales Progressors will ensure that your sale progresses with the minimum fuss and as smoothly and quickly as possible – and with less stress to you as our vendor!
